  • Q: Where can I park my Florida real estate license?

  • A: Right here! We are a licensed Florida real estate brokerage (License # CQ1055789) and we offer licensed Florida real estate agents a place to ‘park’ or ‘hang’ their real estate license without the cost of joining an association or board of realtors®. All of our agents are licensed and active but most do not practice real estate on the regular. Some of our agents are retired, some have moved out of state, some have full-time jobs, and some just want to keep their license active without the hassle of joining a full-service brokerage and paying so much in dues and other fees.

  • Q: Do I have to join an Association or Board of Realtors®?

  • A: No. You will not be required to join any Association or Board of Realtors®. Tidal Realty Group is a non-realtor real estate brokerage and does not belong to any Board or Association.

  • Q: Can I refer customers to any real estate agent?

  • A: Absolutely! Most of our agents are referring buyers and sellers to agents all over the country. You would be surprised at how many people within your sphere that are looking to buy or sell real estate. It’s very easy to refer a customer to an agent in any market and referrals are a large and common part of the business. It’s the easiest money you will ever make and we can teach you how to find the best agents in any market your referral is looking at.

  • Q: What is a typical referral fee?

  • A: The industry standard is usually 25% of the gross commission earned by the brokerage you referred the customer to when the deal closes. You are free to negotiate your own rate. Some of our agents ask 30%-50% in some cases.

  • Q: Who can I refer business to?

  • A: Any licensed real estate agent in any market and with any real estate company as long as they agree to pay you a referral fee. We provide you with a standard referral agreement.

  • Q: Where can I refer a customer to?

  • A: Anywhere in the world. We’ve received referral fees from international brokers. The most recent referral fee we received was from a broker in Canada and we have a couple active referrals waiting to close in Dubai.

  • Q: Do you have E&O Insurance?

  • A: Yes, we carry it and offer it as a courtesy to our agents.

  • Q: Can I register buyers or myself at New Construction properties in order to receive a commission?

  • A: Yes. A builder (such as Lennar, Pulte, DR Horton, etc.) has to be offering commission and the project/community/site has to be located in Florida. Call our office and we can explain just how easy the process is and provide you with resources so that you can search almost every single new construction project in the country.

  • Q: Does signing up count towards my FL Broker license time requirement?

  • A: Yes. Many agents park their license with us in order to start the ‘clock’ on the 24 months active status requirement by the DBPR in order to obtain a Florida broker’s license.

  • Q: How much commission will I keep?

  • A: Whether it’s a $100,000 deal or a $20 Million deal you referred out, you keep 90% of the referral fee. 90/10 commission split on referrals. Plain and simple.

  • Q: Do I need to be a licensed Florida real estate agent?

  • A: Yes. We solely dedicate all of our time and resources to real estate agents licensed in Florida.

  • Q: How long do I have to stay on your roster?

  • A: As long as you'd like! There is no minimum amount of time that is required. You can park your license with us for a month or you can stay with us for the next 20 years. It is entirely up to you. Sometimes our agents decide they want to jump back into full-time real estate or work with a past client they don’t want to refer - no problem. The door is always open and most of them come back right after the deal closes.

  • Q: Are there any monthly fees?

  • A: No, but there is a small registration fee of $79 to get started. All you have to do is pay the fee once a year to remain active with us.

  • Q: I moved out of Florida - can I still join?

  • A: Absolutely! Many of our agents have moved out of Florida and continue making money in real estate through referrals. It does not matter where you are live as long as you keep your Florida real estate license current and active.

  • Q: What if I am not located near your main office?

  • A: Thats okay! We handle everything online. Our main office is located in Miami Beach and we have plans to open a second location in Orlando. We have many agents from all parts of Florida including Jacksonville, Orlando, Tampa, Fort Myers, Fort Lauderdale, Homestead, Clearwater, Cocoa Beach, West Palm Beach, Boca Raton, Panama City, Daytona Beach, and The Villages. As long as you have a Florida real estate license you are free to join.

  • Q: What does 'park' or ‘hang’ my real estate license mean?

  • A: ‘Parking’ or ‘Hanging’ your real estate license means joining a licensed real estate brokerage that will place your real estate license in an active status thus legally allowing you to receive commissions on real estate deals specifically through referrals. You can refer any customer or lead to any active real estate agent that will handle the entire transaction from start to finish. As soon as the transaction closes, you will receive a referral fee... Stress-free, hassle-free, easiest money you'll make!

  • Q: Where can I park my real estate license for free?

  • A: Many real estate companies offer 100% commission but require you to join an association or Board of Realtors® which can be costly. Other real estate brokerages have hidden fees that add up and take away from your total commission. Some Florida real estate license holding companies offer very low commission splits.
