Where can I park my Florida real estate license?

Your license stays active with the DBPR without the cost of joining an association, a board, or an MLS.

What does “park” or “hang” my real estate license mean?

Keeping your Florida license active with a licensed brokerage without joining a board or association and without working as a full-service agent. A parked license with Tidal still earns two ways: referral fees when you refer buyers and sellers to other agents, and commissions on Florida new construction when you register buyers with the builder. When the transaction is closed, the fee or commission is paid to Tidal, and we pay you your share. Some people call this kind of brokerage a Florida real estate license holding company.

Do I need a Florida real estate license?

Yes. Tidal holds Florida licenses only: sales associate or broker. Brokers join as broker associates, and many of our agents hold broker licenses.

I moved out of Florida, or I’m nowhere near Miami Beach. Can I still join?

Yes. Everything is handled online, and our agents are spread from Jacksonville to Key West and well beyond Florida. It doesn’t matter where you live as long as your Florida license stays current and active.

I’m licensed in another state too. Is that a conflict?

No. Tidal holds your Florida license. What you do under another state’s license with another brokerage is your business, including any board or MLS membership you keep there.

Can I have a full-time job or work in another industry?

Yes. Most Tidal agents do. There’s no office time, no quotas, and no minimum production. Your license stays active, and your referral and new construction income comes from the people you already know.

My license is inactive. Can I still join?

Yes, once it’s current with the DBPR. If you missed a renewal, finish the required continuing education and pay the DBPR fees, then sign up with Tidal and we activate your license under our brokerage. Step by step: how to reactivate an inactive Florida license.

Do I have to join an Association or Board of Realtors?

No. Tidal Realty Group is not a member of any association, board, or MLS, and you won’t be required to join one. We’re focused solely on referrals and new construction.

What is a non-Realtor® broker in Florida?

A brokerage that isn’t a member of any association or MLS. Join Tidal and you pay no MLS fees and no association dues. One honest trade-off: while your license is with us you can’t use the Realtor title, since that belongs to association members. Most of our agents are glad to trade the title for the savings.

What it costs

Are there any monthly fees?

No. No monthly fees, no desk fees, no transaction fees, no quotas, and no required office time or meetings. One flat annual fee of $79, due when you join and then on the anniversary of the date your license is placed with Tidal.

What do I get for $79 a year?

Your $79 covers E&O insurance, your agent portal and dashboard, a personal landing page, a digital business card, the Referral Masterclass, the job board, Florida new construction access, and up to 40% off continuing education. Some cheaper options don’t include E&O. And there’s no second fee hiding anywhere: no transaction fee, no per-referral charge, and no premium tier you have to upgrade to.

How you earn

How does the commission split work?

Whether the referral is on a $100,000 condo or a $20 million estate, the split is the same: 90/10. The referral fee is paid to Tidal, broker to broker, and we pay you 90% as 1099 income when the transaction is closed. Florida new construction pays 80/20: the builder pays Tidal, and we pay you 80% the same way. Plain and simple.

What is a typical referral fee?

The industry standard is usually 25% of the gross commission earned by the receiving brokerage, paid when the transaction is closed. You are free to negotiate your own rate, and some of our agents ask 30% to 50%.

When and how do I get paid?

When the transaction is closed, the receiving broker pays the referral fee to Tidal. Send us the closing statement, and once the fee clears we pay your share as 1099 income, usually the next business day, by Zelle or FedEx. New construction works the same way: the builder pays Tidal after closing, and we pay you.

Can I refer to any agent I want, or do you assign one?

You choose. Refer to any licensed agent at any brokerage in any market, as long as their broker agrees to pay Tidal a referral fee, and negotiate that fee directly with them. We provide the referral agreement, signed before you make the introduction. Some referral companies assign your referral to an agent from their own list and set the fee for you. We’d rather your people end up with the best agent for them. Don’t have one in mind? Where can I refer a buyer or seller?

Anywhere in the world, as long as the receiving agent agrees to pay a referral fee. Our agents refer to agents in other Florida counties, across the U.S., and abroad, from Canada to Europe and the Middle East, and Tidal has been paid referral fees by receiving brokers outside the United States. Your license is in Florida. Your referrals can go anywhere.

Do you provide leads?

No, and we’re upfront about it. Tidal doesn’t sell leads or run lead programs. Your referrals come from your own contacts: friends, family, coworkers, neighbors, and the people they introduce you to. What we give you is the equipment to turn those contacts into income: a landing page with lead capture, a digital business card, new construction access, and the training to spot a referral in an everyday conversation.

Can I register buyers, or myself, at new construction communities?

Yes, at any Florida community where the builder pays a buyer’s-broker commission (Lennar, Pulte, D.R. Horton, and more). Tidal prepares the buyer broker agreement before the first visit, you register the buyer with the builder, and the deal pays 80/20: the builder pays Tidal, and Tidal pays you. Your landing page’s new-homes search covers communities nationwide. For a community outside Florida, you refer the buyer to an agent in that market, and because that buyer already knows exactly what they want and where, you can negotiate a referral fee well above the usual 25%.

Can I buy or sell my own property while my license is with Tidal?

Yes, four ways: refer yourself to an agent of your choice through a referral agreement; register yourself as a buyer at a Florida new construction community; buy or sell as a private party, with no brokerage on your side and no commission or compensation of any kind; or, for a Florida resale home you’ve already found, ask about our affiliated brokerage, a limited-service option approved case by case. In every case, disclose your active Florida license in writing in the contract. Call us and we’ll point you to the right path.

Will using your job board mean I have to leave Tidal?

Sometimes, and that’s fine with us. Your portal includes a live job board with hundreds of verified Florida real estate jobs: remote, part-time, and full-time roles at builders, brokerages, property managers, title companies, and more. Some of those jobs require your license to move to the employer. Most don’t. That’s up to the job, not us. We’d rather you land the right job and earn a real income than stay on our roster out of obligation. If a job takes you away, the door stays open.

Do you help with continuing education?

Yes. Tidal agents save up to 40% on continuing education and licensing courses through our education partners, The CE Shop and Gold Coast Schools, in every state. It isn’t limited to real estate: the same discount applies to mortgage, appraisal, and home inspection courses, so adding a license costs you less.

Do you have E&O insurance?

Yes. Tidal carries errors and omissions insurance for the brokerage, and it covers your referral and new construction work with Tidal. It’s included in your annual fee; the only cost you’d ever see is the per-claim deductible, and only if a claim arises from your own actions. Some referral companies leave insurance to you entirely.

Does time with Tidal count toward my Florida broker license?

Yes. Time licensed with Tidal counts toward the DBPR’s 24-month active-license requirement for a Florida broker’s license, so many agents park with us to start the clock.

Leaving, and coming back

How long do I have to stay?

As long as you like. There’s no minimum term: park with us for a month or for the next 20 years. The door is always open if you decide to jump back into full-time real estate.

What happens to my referrals if I leave?

They still pay. Leave whenever you like with a written notice; no reason needed. Any referral or new construction deal already in progress when you left is still paid out to you when the transaction is closed, with no cutoff date, as long as the paperwork was in place before you left and your license is still active. Some referral companies keep your pending referral fees the day you walk out. We don’t.

A past buyer or seller only wants to work with me. What do I do?

Happens all the time. Easiest route: refer them to a full-service agent you trust and earn the referral fee through Tidal. Want to handle the deal yourself? Move your license to a full-service brokerage, close it, and come on back. Plenty of our agents leave and return. Come back in good standing within the year you paid for, and we’ll reactivate your license at no cost.
